General Terms and Conditions (GTC)

These General Terms and Conditions govern the conditions of booking and staying at Mas de l’Hermitage. By making a reservation, you acknowledge that you have read these provisions and accept them without reservation.


1. Booking
Thank you for your interest in our Mas. Your reservation becomes firm and final upon receipt of a deposit equal to 30% of the total rental amount. You may book by email, by telephone, or directly on our website. We accept the following means of payment: international bank transfer, PayPal (with a 3% processing fee), French cheque, ANCV holiday vouchers, and bank card.

2. Payment terms
The 30% deposit must be paid within seven (7) days following the dispatch of our booking confirmation. The balance of the stay is due no later than thirty (30) days before the arrival date. For any booking made less than thirty (30) days before arrival, the full amount is payable immediately. In case of late or non-payment, we reserve the right to cancel the reservation.


3. Additional fees
The tourist tax, set at €1.15 per person per night for the year 2025, is payable in cash upon arrival. A cash security deposit of €200 is also required on arrival; it is returned on departure after inspection of the accommodation, provided no damage is found. If damage exceeding €200 is identified, the corresponding additional costs will be charged. End-of-stay cleaning fee:

In the winter season, a heating contribution of €30 per week applies.


4. Cancellation policy
Any cancellation must be communicated to us in writing, by registered letter or by email, and becomes effective only after our written confirmation. The following cancellation fees apply:
• Up to 45 days before arrival: 30% of the rental price (with the option to postpone within six months).
• From 44 to 31 days before arrival: 50% of the rental price.
• 30 days or fewer before arrival: 100% of the rental price.
You may, at no charge, propose a replacement guest who will fully take over your reservation under the same conditions. No refund is possible in the event of early departure or no-show within 24 hours following the scheduled arrival date. We strongly recommend taking out travel cancellation insurance.


5. Arrival and departure
Check-in is between 5:00 pm and 7:00 pm; check-out is before 10:00 am. For arrivals or departures outside these times, please inform us in advance so that we can make arrangements. In the event of late arrival, it is essential to notify us.


6. Maximum occupancy and guest list
The Crau, Provence and Alpilles apartments can each accommodate up to four (4) people. The Camargue apartment can accommodate up to two (2) people. The total capacity of the property is fourteen (14) people. For insurance purposes, we collect the names and addresses of all occupants. The presence of undeclared guests may result in immediate termination of the stay without refund.


7. Guest responsibilities
Please treat the Mas, its facilities and furnishings with care. An inventory/condition report is drawn up on arrival. Please report any damage, incidents or malfunctions without delay. Damage not reported during the stay may be charged afterwards. The guest is liable for any damage occurring during their occupancy.


8. Damage and inventory
Minor damage up to €200 may be deducted from the deposit; a receipt will be provided. Higher amounts will be invoiced upon evidence. The guest’s liability is not limited to the amount of the deposit.


9. House rules
9.1. No smoking Smoking is strictly prohibited inside the accommodation. Smoking is permitted on the terraces using the ashtrays provided.
9.2. Quiet hours Quiet hours are from 10:00 pm to 8:00 am (November to March) and from 11:00 pm to 7:00 am (April to October). Music is allowed at a moderate volume with respect for neighbours.
9.3. Parties and events Parties and events are not permitted unless previously authorised in writing and the Mas is booked exclusively. Any breach may lead to immediate termination of the stay and forfeiture of the deposit.
9.4. Keys A flat fee of €20 applies for lost keys.
9.5. Children Children must be supervised at all times, especially in the pool area.


10. Parking
Each apartment has one parking space allocated on the right side of the gate. A second space may be granted upon request and subject to availability.


11. Waste and recycling
Waste sorting is mandatory. If sorting rules are not observed, disposal fees may be charged.


12. Use of the pool
The pool is 1.40 m deep and equipped with an electric safety cover. It is not fenced and is not suitable for diving. The pool is guaranteed to be open from 1 June to 30 September. Before 1 June and after 30 September, opening and times may vary depending on the weather. For comfort and safety, please shower before swimming, do not consume food or drinks in the pool, and supervise children at all times. Pool use is at your own risk and may be temporarily suspended in the event of a thunderstorm.


13. Outdoor areas
A barbecue is available on request. During strong Mistral winds or periods of high fire risk, use may be temporarily prohibited.


14. Energy and water
Please use resources responsibly: limit water consumption, keep windows closed when the air conditioning is on, and switch off the heating while airing.


15. Shared areas
The pool and garden are shared by all guests. Please observe the rules of respectful and considerate behaviour. Sun loungers and parasols are available on a first-come, first-served basis.


16. Pets
Pets are not allowed. This decision is intended to preserve hygiene, avoid allergies, and ensure a good coexistence with the animals present on site.


17. Internet
Complimentary Wi-Fi is provided for lawful use only. Illegal downloads are strictly prohibited. The guest remains responsible for all use made via their connection.


18. Emergencies and contact
An information booklet is available in your accommodation. It includes a 24/7 emergency number, contact details for medical services and nearby pharmacies, and the owner’s contact for any request.


19. Extension or reduction of stay
Extensions are possible subject to availability. In the event of early departure, no refund is provided.


20. Weather conditions
No refunds are granted due to adverse weather. In the event of a thunderstorm, the pool may be closed temporarily for safety reasons.


21. Force majeure
In the event of exceptional circumstances beyond our control (such as natural disasters or pandemics), no refund is guaranteed. However, we undertake to work with you to find the fairest solution in light of the circumstances.


22. Complaints
Please report any issue during your stay so that we can act promptly. Unfortunately, complaints made after departure cannot be taken into account.


23. Reviews
Your feedback is valuable to us. We would be grateful if you could share a constructive review at the end of your stay.


24. Hygiene and health
We apply enhanced hygiene protocols. In specific public-health situations, the house rules may be temporarily adapted in the interest of all.


25. Atmosphere of the Mas
Mas de l’Hermitage is a haven of peace, conducive to calm, relaxation and family conviviality. We thank you for helping to preserve this atmosphere at all times.


26. Insurance
Guests must have liability insurance for holiday accommodation covering damage that may occur during the stay. In the event of an incident, the guest’s liability may exceed the amount of the deposit.


27. Services included in the stay
Included in the price of the stay: Wi-Fi, initial bed linen, one set of towels per person, and a baby kit upon prior request (subject to availability), as well as a barbecue.


28. Termination by the owner
In the event of cancellation by the owner for a legitimate reason or due to force majeure, all amounts paid by the guest will be refunded immediately in full.


29. Contractual changes
Any modification of the initial commitments must be agreed in writing by both parties, by email or as a contract addendum.


30. Governing law
This contract is governed by French law. In the event of a dispute, the French courts shall have exclusive jurisdiction.
